There's no license or certification for "cash home buyer" — anyone can put up a website and claim the title. I'm Gordon Cuffe, and I've been buying houses for cash here in Sacramento since 2009. Here's what I'd tell a friend if they asked me how to tell a real local buyer from an out-of-state operation just fishing for leads.
The biggest red flag: nobody local actually answers the phone
A lot of people search 'cash home buyer near me' expecting to find someone local — but a lot of those results are actually lead-generation sites that aren't run by anyone nearby at all. They're lead-generation operations that collect your information and sell it to whichever investor bids highest for it — sometimes someone local, sometimes someone who's never set foot in your neighborhood. You can usually tell within the first phone call: if the person can't speak specifically about your area, or sounds like they're reading from a script, you're probably talking to a call center, not a buyer.
Ask directly: "Do you personally look at the house, or does someone else?" A real local buyer walks the property themselves before making an offer. A vague answer to that question tells you a lot.
A fair cash offer isn't the highest number — it's the most honest one
Some buyers quote a high number over the phone just to get you to sign an agreement, then "renegotiate" it down after an inspection reveals problems they already knew were there. This happens often enough in the industry that it has a name: retrading. The way to avoid it is simple — ask for the offer in writing, and ask specifically what could cause it to change. A buyer who evaluates the property in person before naming a number is far less likely to come back and lower it later.
Ask for proof they can actually close
A cash offer is only as good as the buyer's ability to pay. It's completely reasonable to ask for proof of funds — a bank statement or a letter from wherever the money is coming from. A legitimate buyer won't be offended by the question. A lead-generation site reselling your information often can't answer it at all, because they don't know yet who the eventual buyer will be.
What "as-is" should actually mean
"We buy houses as-is" gets used loosely across this industry. For it to mean anything, it should cover three things: no requirement to clean the house out before closing, no requirement to make repairs first, and no financing contingency that lets the buyer walk away if a lender gets nervous about the property's condition. If an "as-is" offer still comes with a list of repairs you're expected to make, it isn't really as-is.
A short list of questions worth asking any buyer
- Are you local, and will you personally see the house?
- Can you show proof of funds?
- Is the offer subject to change after an inspection?
- Who covers closing costs?
- Can I choose my own title company?
- What happens if I change my mind?
